合力管理超過 20 棟不同類型物業（大型屋苑、低密度住宅、單幢住宅、商業及工業大廈等）曾處理：大維修項目、升降機更換工程、市建局資助計劃、EV 充電設施計劃、屋宇署修葺令及渠道命令等合共召開及主持超過 100 次會議（管理委員會會議、業主大會、緊急會議），熟悉法例及公契要求，確保程序合法合規。
We have jointly managed more than 20 properties of different types — including large housing estates, low-density residences, single-block residential buildings, as well as commercial and industrial premises. Our team has successfully handled major repair projects, lift replacement works, Urban Renewal Authority subsidy schemes, EV charging facility programs, and compliance with Building Department repair orders and drainage directives.
In total, we have convened and chaired over 100 meetings — including management committee meetings, owners’ general meetings, and emergency sessions — ensuring that all procedures strictly adhere to statutory requirements and deed of mutual covenant obligations. This extensive experience demonstrates our deep familiarity with relevant laws and contractual frameworks, guaranteeing lawful and compliant operations.

近期宏福苑不幸事件，反映物業管理工作必須由具專業能力與責任承擔的從業員及管理公司執行；若管理失當，不但影響住戶安全與日常運作，更可能構成專業失當與管治風險。
我們相信，新一代物業管理除須具備法定牌照、專業知識及實務經驗外，更核心的是責任心、制度化管理與可追溯的紀錄。同時，透過合適的 AI 智能工具輔助（例如：文件與紀錄整理、流程提示、合規清單、通告與會議文件管理等），可在不降低服務質素的前提下提升效率與成本效益，推動更具可持續性的管理模式。
近年政府就物業管理相關法例持續修訂，尤其涉及會議程序（包括授權票安排）及大型維修工程的法定要求，合規門檻只會逐步提高。未來香港物業管理的重要性將更為凸顯，市民亦更重視居所是否安全、是否符合消防及大廈管理要求，以及保安與物業管理是否到位。

The recent unfortunate incident at Wang Fuk Court reflects the necessity for property management to be carried out by professionals and management companies with both competence and accountability. Mismanagement not only affects residents’ safety and daily operations but may also constitute professional misconduct and governance risks.
We believe that the new generation of property management must not only possess statutory licenses, professional knowledge, and practical experience, but more importantly, demonstrate responsibility, institutionalised management, and traceable records. At the same time, with the assistance of appropriate AI-powered tools — such as document and record organisation, workflow reminders, compliance checklists, and the management of notices and meeting documents — efficiency and cost-effectiveness can be enhanced without compromising service quality, thereby driving a more sustainable management model.
In recent years, the government has continuously revised property management-related legislation, particularly regarding meeting procedures (including proxy voting arrangements) and statutory requirements for major repair works. Compliance thresholds will only continue to rise. In the future, the importance of property management in Hong Kong will become even more pronounced, as citizens place greater emphasis on whether their homes are safe, compliant with fire safety and building management requirements, and whether security and property services are properly delivered.
